When selling your home, you hire a Listing Agent (LA) to secure the highest price. The LA’s primary responsibility is toward the seller. But what about you, the buyer? Who negotiates for your best interests? Who dives into disclosures and fine print on your behalf? Here lies the conflict.
In real estate, this scenario is known as “Dual Agency.” Some states prohibit it due to potential poor representation. (California allows it.) Think of it like a divorce case: one lawyer can’t represent both parties.
The common perception is that the Listing Agent can help you secure the house. If price and disclosures don’t concern you, they’ll get you the home. But for a fair deal, you need your own advocate—the buyer’s representative (buyer agent).
