- Showings: I offer open houses and in-person showings, followed by a detailed showing feedback form for your review.
- Disclosure & Comp Review on Zoom: If you are interested in a house after an open house and plan to make an offer, I will guide you through the disclosure documents. We will also review comparable properties together to determine an appropriate offer price based on my recommended range.
- Biweekly Zoom Calls: We will have biweekly Zoom calls to address any questions, discuss changes in your requirements, and update your search criteria.
The above steps are iterative and will continue until we find a home that meets your preferences and budget.
- Offer Writing: I will draft the offer (Purchase Contract) and walk you through it, discussing each contingency and its relevance. I’ll explain the benefits of specific contingencies and when it might be advantageous to remove them to strengthen your offer. An experienced buyer’s agent can effectively balance these risks and rewards.
- Handling Counteroffers: In the event of a counteroffer from the seller, I will advise you on the best course of action and when it might be wise to withdraw from a bidding war to protect your interests and financial investment.
- Earnest Deposit Money (EDM): To enter a legally binding contract, buyers must deposit money into escrow, known as Earnest Deposit Money (EDM). I will guide you on the appropriate timing for wiring this money, as it is not always required immediately. This is where having an experienced agent is crucial.
- Inspection Contingency: If we have an inspection contingency, I will negotiate with the listing agent based on the inspection report findings. I will determine which repairs to prioritize and which issues can be overlooked to secure the contract or decide if rescinding the contract is necessary. This is also an iterative process.
- Closing Process: Throughout the closing process, I will guide you through various stages, ensuring that relevant contingencies are removed on time.
- Final Walk-Through: Generally, three days before closing, I will conduct a final walk-through with you to note any major damages or issues.
- Post Close/After You Move In: My relationship with you does not end with the close of escrow. I remain available to assist with any needs you might have after moving in, whether it’s finding a handyman, plumber, electrician, or providing guidance for any home-related tasks or upgrades. I’m always here to support you.
